Jones Lang LaSalle Incorporated (Jones Lang LaSalle), incorporated in April, 1997, provides integrated real estate and investment management knowledge on a local, regional and global level to owner, occupier and investor clients. The range of real estate services offered by the Company includes agency leasing, space acquisition and disposition, property management, facilities management/outsourcing, project and development management, valuations, consulting, capital markets, real estate investment banking and merchant banking, brokerage of properties, corporate finance, hotel advisory, energy and sustainability services, value recovery and receivership services, and investment management. Jones Lang LaSalle offer these services locally, regionally and globally to real estate investors and occupiers for a range of property types, including offices, hotels, industrial, retail, multi-family residential, hospitals, critical environments and data centers, sports facilities, cultural institutions and transportation centers. The Company operates in four business segments: the Americas; Europe, Middle East and Africa (EMEA); Asia Pacific, and LaSalle Investment Management.
In August 2008, the Company completed the acquisition of Trammell Crow Meghraj (TCM). In May 2008, Jones Lang LaSalle completed the acquisition of Kemper’s Holding GmbH (Kemper’s). In July 2008, the Company completed the acquisition of Staubach Holdings Inc. (Staubach).
IOS Americas, EMEA and Asia Pacific
The Company manages the Investor and Occupier Services (IOS) product offerings geographically as the Americas; Europe, Middle East and Africa (EMEA), and Asia Pacific. The agency leasing services executes marketing and leasing programs on behalf of investors, developers, property companies and public entities to secure tenants and negotiate leases with terms that reflect the clients’ interests. During the year ended December 31, 2009, Jones Lang LaSalle, completed approximately 14,800 agency leasing transactions representing approximately 210 million square feet of space.
The tenant representation services establish alliances with clients to deliver ongoing assistance to meet their real estate needs, and to help them evaluate and execute transactions to meet their occupancy requirements. The Company assists the clients by defining space requirements, identifying suitable alternatives, recommending appropriate occupancy solutions, and negotiating lease and ownership terms with third parties. It helps the clients lower real estate costs, minimize real estate occupancy risks, improve occupancy control and flexibility, and create more productive office environments.
Property Management Services provide on-site management services to real estate owners for office, industrial, retail and specialty properties. During 2009, Jones Lang LaSalle provided on-site property management services for office, retail, mixed-use and industrial properties totaling approximately 900 million square feet.
Integrated Facilities Management Services provide portfolio and property management services to corporations and institutions, which outsource the management of the real estate they occupy. Properties under management range from corporate headquarters to industrial complexes. During 2009, Integrated Facilities Management Services managed approximately 670 million square feet of real estate for its clients. The services provided includes portfolio planning, property management, agency leasing, tenant representation, acquisition, finance, disposition, project management, development management, energy and sustainability services and land advisory services. The Company also provides lease administration and auditing services, helping clients to centralize their lease management processes. In the United States, Jones Lang LaSalle provides Mobile Engineering Services to banks and specialist retailers with portfolios of retail sites.
Project and Development Services provides a range of services, including conversion management, move management, construction management and occupancy planning services to tenants of leased space, owners in self-occupied buildings and owners of real estate investments. Project and Development Services also manages all aspects of development and renovation of commercial projects for the clients. The Company also provides these services to public-sector clients, particularly to military and government entities in the United States and to educational institutions.
Capital Markets Services includes institutional property sales and acquisitions, real estate financings, private equity placements, portfolio advisory activities, and corporate finance advice and execution. Real Estate Investment Banking Services includes sourcing capital, both in the form of equity and debt, derivatives structuring and other traditional investment banking services designed to assist corporate clients in maximizing the value of their real estate.
Valuation Services provides clients with professional valuation services and helps them determine market values for office, retail, industrial and mixed-use properties. The services involve valuing a single property or a global portfolio of multiple property types. Jones Lang LaSalle conduct valuations, which typically involve commercial property, for a range of purposes, including acquisitions, dispositions, debt and equity financings, mergers and acquisitions, securities offerings (including initial public offerings) and privatization initiatives. Clients include occupiers, investors and financing sources from the public and private sectors.
Consulting Services delivers real estate solutions, which aligns with the client’s business objectives. The Company provide clients with real estate consulting services in such areas as mergers and acquisitions, occupier portfolio strategy, workplace solutions, location advisory, financial optimization strategies, organizational strategy and Six Sigma real estate solutions.
Jones Lang LaSalle provides Energy and Sustainability Services to occupiers and investors to assist them in developing their corporate sustainability strategies, greening their real estate portfolios, upgrading building performance by managing Leadership in Energy and Environmental Design (LEED) construction or retrofits and providing sustainable building operations management. The Company provides Value Recovery Services to owners, investors and occupiers to help them analyze the impact of a financial downturn on their assets and identify solutions to respond decisively. The Company addresses the operational and occupancy needs of banks and insurance companies, which are merging with or acquiring other institutions. It assists banks and insurance companies with challenged assets and liabilities on their balance sheets by providing valuations, asset management, loan servicing and disposition service. It provides receivership services to lenders, loan servicers and financial institutions that need help managing defaulted real estate assets. In addition, the Company provides valuation, asset management and disposition services to government entities to maximize the value of owned securities and assets acquired from failed financial institutions or from government relief programs.
The Company provides investment management services to institutional investors and high-net-worth individuals. LaSalle Investment Management provides clients with a range of real estate investment products and services in the public and private capital markets. It designs these products and services to meet the differing strategic, risk/return and liquidity requirements of individual clients. The range of investment alternatives includes private investments in multiple real estate property types (including office, retail, industrial, health care and multi-family residential) either through investment funds that LaSalle Investment Management manages or through single client account relationships (separate accounts). The Company also offers indirect public investments, primarily in publicly traded real estate investment trusts (REITs) and other real estate equities.
